Learn to buy a home by actually buying one.
A realistic purchase, start to finish, with your decisions and their consequences. No real money, no account.
Is Willow Bend a real property?
No. The House on Willow Bend is fictional, and so are its seller, its inspection report, its HOA and everything else that happens to it. It is built from situations real buyers meet, so the decisions are realistic even though the house is not.
Is this financial advice?
No. The simulator is educational. It shows how buying decisions play out in one fictional purchase, and it never tells you what to choose. Talk to a lender, an agent or an attorney about your own purchase.
Are mortgage rates live?
The starting rate is the latest Freddie Mac 30-year average when we can fetch it, and a sample rate when we can't. You can change it to a rate a lender quoted you.
What happens to your rate during the game, like a rise while you float, is part of the simulation. Insurance, tax, PMI and closing costs are scenario estimates, not quotes.
Does Avry save my financial information?
No. The figures you enter and every decision you make stay in your browser for this session only, so you can leave and come back. Nothing is sent to a server. The only request the simulator makes is for the current market rate, and it carries none of your figures.
If you share the simulator, the link can carry your down payment, loan term and rate, and nothing else.
Can I lose the game by walking away?
Walking away is not losing. If the price, the risks or your cash stop making sense, leaving can be the best decision you make, and the Flight Report scores it that way.
Can I use a real Zillow listing?
Not in this version: Willow Bend is the only scenario. To see the numbers on a real home, paste its Zillow link into our free Listing Analyzer.
How is my score calculated?
Your Flight Report scores five things out of 20 each: financial discipline, due diligence, negotiation, risk management, and process and security. Every point comes from a fixed rule about a decision you made. Nothing is random and no AI is involved, so the same decisions always get the same score.
If you walk away or lose the house early, you're scored on the parts of the purchase you reached, not marked down for the rest.
The Homebuyer Simulator is an educational game. The House on Willow Bend and everything that happens in it are fictional, and its costs, rates and outcomes are simulation assumptions, not estimates for any real purchase. It is not financial, legal or lending advice, a pre-approval or a loan offer.
